Park Cities, Texas: a unique Dallas enclave
In 1837, the remnants of a Texas Ranger scouting expedition camped in a lovely spot along “the creek with all the turtles.” In 1906, John S. Armstrong, the former partner of Thomas Marsalis, who developed Oak Cliff, sold his meatpacking business and invested his money in a spot of “high land” that overlooked downtown Dallas. In 1907, Wilbur David Cook, the landscape designer who planned Beverly Hills, California, was then hired to design Highland Park’s layout. Notably, twenty percent of the original land was set aside for parks. The first two lots were sold in 1909, in an area bounded by Armstrong, Abbott and Gillon Avenues and Hackberry Creek.
University Park began as a cluster of homes surrounding the fledgling Southern Methodist University, which was founded in then rural Dallas County in 1915. The University supplied these homes with utility service until 1924, when the growing population could no longer be supported by the school’s facilities. After failed annexation attempts with Highland Park and Dallas, University Park incorporated in 1924.
The area now shared by the City of University Park and the Town of Highland Park are surrounded by the City of Dallas on all sides. They are home to a very long list of well-known citizens and families that have lived in the area for many generations. The park cities are also home to Highland Park Village, build in 1931, it was the first self-contained shopping center in America. These communities located north of uptown contain some of the most sought-after real estate in Texas.
